Area Guide
Why buy a plot in Kikuyu
Kikuyu sits on the western edge of Nairobi, in Kiambu County, and has become one of the most popular places for
families and investors priced out of the city. The Southern Bypass put it within easy reach of Nairobi, and land that
was once farmland is now filling with family homes, schools and shops.
Our estates are in the Nachu area, on the Ndeiya side of Kikuyu. It is greener and quieter than the
town centre, with views of the Ngong and Nachu hills, yet only around 20 minutes from the Southern Bypass and Kikuyu Town.
Prices here are still within reach of first-time buyers — our current plots start at KSh 800,000.
Where our Kikuyu estates are
Nachu is home to the Sunset estates and Sunrise Estate, where buyers are already building.
Ndacha, on the Lusigetti–Ndacha–Mbomboini–SGR road, is where Hillside Estate offers buy-and-build plots
800 metres from the tarmac. Mikuyuini, also in Nachu, is where Serenity View Estate sits right on the
tarmac with views across to the Ngong Hills, Mount Longonot and Mount Suswa.
What you get with every plot
Every Estbo plot in Kikuyu is a beaconed 50×100 plot with its own title deed, transferred into your name within
four weeks of final payment. Our estates come with water and electricity, and the price we quote already includes survey,
beacons, transfer and legal fees.
Who buys in Kikuyu
Families moving from renting to their own home, investors building rental units near a growing town, and Kenyans
abroad securing land for their return. If you want to build straight away, Hillside Estate is ready for you the day you
complete.
Plots for sale in Nachu, Kikuyu
Nachu is where most of our Kikuyu estates are, and where most of our buyers choose to settle. It has the hill views,
the clean air and the space that Kikuyu Town has lost, while the Lusigetti–Ndacha–Mbomboini–SGR tarmac keeps it connected.
All six of our Kikuyu estates are in the wider Nachu area, so we know every road, water line and neighbour in the area.
Affordable land for sale in Kikuyu
Land close to Kikuyu Town, Gikambura and the Waiyaki Way side costs far more per plot because it has been built up for
longer. Nachu is a few minutes further out, which is why a titled 50×100 plot here still costs less than a million
shillings. As roads, water and power reach the area and more families build, that gap tends to close — which is why early
buyers in Nachu choose it.
Buying from a company or from a private owner
Many people search for cheap plots in Kikuyu sold by the owner. You can find good land that way, but you take on all
the checks yourself: an official search at the land registry, the land control board consent, the survey, the beacons and
the transfer. With Estbo, each plot is already surveyed and beaconed, you get a copy of the title to run your own search
before you pay, and the price you see covers the transfer and legal fees. Whichever way you buy, never pay before you have
done an official search.
