Baraka Estate Phase 1 is a serviced plot development in Ruiri Rwarera, Buuri East, Meru County — our first project in Meru. Plots measure 50×100ft and are priced at KSh 750,000 cash, all inclusive. Buyers may take one plot or several, with no restrictions.

The estate is touching the tarmac, so there is no rough access road to deal with in the rains. Water and electricity are on site, every plot is beaconed and individually numbered, and the land enjoys good open views across the surrounding countryside.

Why Ruiri

Ruiri sits on the Meru–Isiolo road, roughly halfway between the two towns — about 15 km from Meru Town and 20 km from Isiolo. The road is tarmacked through Ruiri market, which has made it far easier to move produce and people in both directions.

Ruiri is growing into a satellite town for Meru, and is one of the leading cereal trading hubs in the county. Multi-storey buildings are starting to go up around the market, and the large farms around it are beginning to give way to homes — the early signs of a town that is filling out. Living costs are well below Meru Town's, which is drawing families and workers who commute to Meru or Isiolo.

The area is served by primary and secondary schools, Koome Vocational Training Institute, and health facilities including Ruiri Catholic Health Centre and Ruiri Medical Centre.

Water on site matters here

Water access has long been a concern in parts of the Ruiri area. That is exactly why Baraka Estate has water connected on site — so you can build and live on your plot without having to sort out supply yourself.

Ownership and title

Ownership is straightforward. Individual title deeds are transferred within 4 weeks of final payment. Title copies are available for independent searches — due diligence is always encouraged. Survey, beacons, transfer and legal fees are already inside the price, so nothing is added at the end.

Payment options

  • Cash or bank transfer — KSh 750,000
  • Installments up to 6 months, interest free — KSh 800,000
  • Bank or SACCO financing, subject to your own approval

A note on value: land along the Meru–Isiolo corridor has been drawing growing interest as Ruiri develops, and the Kenya News Agency has reported plots near Ruiri market at around KSh 2 million. Nobody can promise a future price, so buy land because it is genuine, well located and within your budget, and treat any gain as a bonus rather than a guarantee.

Come and stand on the plot

Site visits are free. You see the beacons, walk the frontage on the tarmac, and read the land search results before committing to anything.

Buying from Nairobi or the diaspora? We run the site visit over video call, send you the search results and survey map, and accept bank transfer. You can appoint someone here through a power of attorney, or sign at a Kenyan mission near you.

Baraka Estate Phase 1 is open to first-time homeowners, seasoned investors and diaspora buyers looking for land on a growing corridor at a price well below Nairobi's outskirts.
